USACE Satellite Office Renovations
Yancey was the turnkey subcontractor on this project. This project was to repair an admin facility (6,800 SF) building and shop facilities (7,800 SF) for the USACE – Mobile District’s Irvington, GA office. For all buildings, exterior walls and building eaves were pressure washed and cleaned. All exterior metal personnel doors and door frames were prepped to receive new paint finishes. This included detecting and repairing areas of corrosion. For the admin facility only, the existing skylight caps and seals were repaired to prevent leaks and any work was done as needed to the existing standing seam metal roof to accommodate the repairs. For the shop facilities, exterior rollup metal doors were missing proper connections to the structure, so five of these doors were properly fastened to the structural columns by replacing bottom and side gaskets. A wall-mounted eyewash station was included outside the main rollup door on the exterior of the facility.

Interior repair work for both facilities included key areas of gypsum board walls to be patched and painted. Interior closets were not included except for repairs of damage by a previous contractor. All interior walls and partitions were cleaned, patched, and painted. Wall bases in the admin facility only received new 4-inch-tall, resilient wall bases. Damaged and discolored ceiling tiles were removed from the grid and replaced. All existing gypsum board ceilings were patched and repaired as needed to receive new finish painting; interior doors were stripped, cleaned, and painted; and frames were painted. In the admin facility, toilet rooms received new restroom partitions in the women’s restrooms. In the shop facilities, all the wall panels on partitions for office spaces were replaced with new partitions.

Clara Barton Parkway Drainpipe Repair
Yancey provided preconstruction and consulting services for this project. The nature of the project scope changed during the review phase of the RFP and resulted in a significant change in approach, as recommended by the contractor, to replace the drainage pipe. Due to limitations on price and the nature of the work, the contractor performed significant due diligence on the site and proposed, in lieu of a CIPP liner as called for in the original RFP, a change to provide a 10″ HDPE slip line in the concrete pipe or using the pipe-bursting method to install a new pipe. The latter methodology was selected by the agency, resulting in a savings of time and effort and allowing the project to come in at or under budget. We also repaired the damage to the stone veneer lining the parkway.

Guilford Courthouse National Military Park Renovation
Yancey Construction Services, LLC was the prime subcontractor for the National Park Service renovation of the Guilford Courthouse National Military Park’s Visitor Center. The project involved the demolition and removal of the existing slate roofing and replacing it with a standing seam metal roof. Once the existing roofing was removed, a structural defect was found in the existing roof sheathing and structure that would not allow for proper attachment of the new standing seam roof. Yancey designed and engineered repairs that allowed the roof installation to proceed quickly. Since the building remained occupied during the renovation, roofing sections had to be removed and dried the same day.

Other facets of the project included: replacing the concrete sidewalks and repairing asphalt trails, demolishing and replacing entry slabs, replacing the carpet and wall covering, repainting the interior, repairing the ceiling, removing and installing a new heating boiler, and replacing a 20-ton and 6-ton air conditioning system. This project was phased to allow for maximum public access and safety throughout the construction process.
